General rental terms for booking the holiday house Huus EiderEnte in Wesselburenerkoog, Germany.

1. Scope and contracting parties

These rental terms apply to all bookings of the holiday house “Huus EiderEnte”, Eiderentenring 20, 25764 Wesselburenerkoog, Germany (“holiday house”). The landlady is Waltraud Müller, Talblick 8, 51674 Wiehl, Germany, represented by Christoph Jesse (“landlady”). The contracting parties are the landlady and the booking guest (“guest”).

2. Conclusion of contract

By submitting the online reservation on the booking page, the guest makes a binding offer to conclude a rental contract. The requested period is then reserved for the guest for 48 hours. The rental contract is concluded when the landlady confirms the booking within this period and sends the guest the booking contract.

Note: For accommodation contracts there is no statutory right of withdrawal pursuant to Section 312g (2) No. 9 of the German Civil Code (BGB). The cancellation policy in clause 7 applies instead.

3. Prices and payment

The total price stated in the booking confirmation or booking contract applies. After receiving the contract, a down payment of approx. 20% of the travel price is due. The remaining amount and the deposit must be paid no later than 4 weeks before arrival; for bookings made at shorter notice, the full amount is due immediately after receipt of the contract. Payment is made by bank transfer to the account stated in the contract.

4. Deposit

The deposit is €200. It will be refunded within 14 days after the house has been returned in proper, undamaged condition. On request, it can be offset against the electricity costs (clause 5).

5. Electricity

Electricity is not included in the rental price and is billed according to consumption (currently €0.40 per kWh incl. taxes). The guest reads the meters on arrival and departure and reports the readings to the landlady (on a basis of trust). Electricity from the house’s own photovoltaic system is free for the guest; only grid electricity is charged.

6. Arrival and departure

Arrival is possible from 16:00 on the day of arrival; departure must take place by 10:00 on the day of departure. Different times are possible by prior arrangement. As a rule, a cleaning day is kept free between departure and the next arrival; exceptions are possible on request.

7. Cancellation

The guest may cancel the booking at any time before arrival. The following applies:

  • Up to 60 days before arrival: free cancellation, payments already made are refunded in full.
  • 59 to 30 days before arrival: refund of 50% of the total price.
  • 29 to 8 days before arrival: refund of 20% of the total price.
  • From 7 days before arrival or in case of no-show: no refund.

We recommend taking out travel cancellation insurance.

8. House rules

  • The holiday house is used exclusively for residential purposes; at most the number of guests stated in the contract may stay overnight.
  • Smoking is not permitted anywhere in the house.
  • Pets are only allowed with the landlady’s prior consent.
  • The wood-burning stove may only be operated with firewood agreed upon or provided; observe the operating instructions in the guest booklet (fire hazard — open the stove door slowly). The wood stored on the property must not be used without prior arrangement.
  • Sauna and whirlpool are used at your own responsibility; observe the safety and cleaning instructions in the guest booklet.
  • Towels and linen belonging to the house are used indoors only (not on the beach or in the garden).
  • Because of the carpet in the bedroom area: please leave dirty shoes in the conservatory or kitchen.
  • In windy conditions, secure the doors with the wedges and door stoppers provided (risk of broken glass and trapped fingers).
  • On departure: switch off the heaters (from October: set to frost protection), switch off the outdoor sockets, leave kitchen appliances clean, and return the keys to the key safe.
  • Treat the key safe code confidentially; do not change the code setting.
  • The drainage ditch behind the house is not a play area; please accompany small children there by the hand only.
  • Use of the playground in the settlement and swimming at the unguarded bathing spot are at your own risk.

9. Liability

The guest treats the holiday house and its contents with care and is liable for damage to the house and inventory culpably caused by the guest or fellow travellers during the rental period. Damage and defects must be reported to the landlady or the property manager without delay.

The landlady’s liability for damage other than injury to life, body or health is limited to intent and gross negligence; this also applies to her vicarious agents.

Information on the processing of personal data in connection with the booking can be found in our privacy policy.

11. Final provisions

The law of the Federal Republic of Germany applies. Should individual provisions of these terms be invalid, the validity of the remaining provisions remains unaffected. In case of discrepancies between the language versions, the German version shall prevail.
